A Young City With Busy Garages

Epoxy flooring in Lincoln fits a city built around families. Lincoln grew from 2,406 people in 2010 to 4,257 in 2020, a 76.9% jump, and its median age was 31.5. The average household holds about 3.08 people. In practice that means garages full of bikes, strollers, hockey bags and two vehicles, with kids tracking snow in and out all winter. A coated floor gives that space a surface that wipes clean and does not stay damp and gritty.

Two generations of slabs

Lincoln started as Fort Lincoln Estates, a 300-acre development with 492 lots begun in 1972. Only 24 homes had gone up by 1973, and residents voted 312 to 185 to incorporate in 1977. So the oldest garages in town are about 50 years old. Most of the rest are much newer. Housing units nearly doubled from 836 in 2010 to 1,612 in 2020.

The two groups need different prep:

  • 1970s and 1980s garages: expect patched cracks, worn surface paste, old paint or a past DIY kit that is peeling. We grind it all off and rebuild damaged areas before coating.
  • 2010s and newer garages: the concrete is usually solid. It often carries a cure-and-seal product and fresh shrinkage cracks along the joints. Grinding removes the sealer, and we fill hairline cracks so they do not telegraph through.

What Lincoln households usually choose

Most of our Lincoln estimates end with an Epoxy Flake Floor topped with polyaspartic. Flakes hide the sand and salt film that rides in from Bismarck streets and add grip for small feet on a wet floor. Polyaspartic cures fast, which matters when the garage is the only place to put two cars in January. Families finishing a lower level often add Basement Floor Epoxy for a playroom or home gym, or Metallic Epoxy Floors for a rec room.

Few homes change hands

The 2020 Census put Lincoln's homeowner vacancy at just 1.4%. Owners tend to stay, which is a good reason to pick a system built to last rather than a quick roll-on kit. If you plan to be in the house for years, the extra cost of a full grind and a thicker build pays back in a floor that does not peel at the door after a few winters.

Safety around the garage

A smooth gloss floor can get slippery when wet. In a home with children, we add texture through flake or a fine aggregate in the topcoat. We also keep the coating off garage door weatherstrip and seal the transition at the house door so meltwater does not sit at the threshold.

Getting the garage ready

Before install day, clear the floor of vehicles, bikes, bins and anything on the lowest shelves. Take down anything that hangs within a foot of the floor. We protect the walls and the house door, then grind and vacuum. Plan on a short stretch of grinding noise during the first morning. Most two-car Lincoln garages are done in one to two days, and we tell you when kids and pets can walk on the floor and when you can park again.

Common add-ons

  • A coated stem wall or curb along the garage walls, so salt splash wipes off
  • A sealed step and landing at the house door
  • Matching flake on a basement stair landing or mudroom slab

Lincoln Questions

We have an original Fort Lincoln Estates garage with a peeling DIY coating. What happens to it?

We grind the old coating off completely, down to clean concrete. Loose areas, pits and cracks are repaired, and then the new system goes on. Coating over a failing kit just moves the peeling to the new layer, so removal is part of every quote on these floors.

Is a flake floor safe for kids running through the garage?

Flake adds texture that helps on a wet floor. If you want more grip, we can add a fine anti-slip aggregate to the topcoat. We will show you sample boards so you can feel the texture before choosing.

How long does a two-car garage take in Lincoln?

Most take one to two days from grinding to topcoat. With polyaspartic you can usually walk on it the same day and park within a day or two, depending on temperature. We put the exact times on your quote.
