Flasher Floors, Old and New

Flasher calls itself the Little Town on the Black Hills Trail, and many of the floors we look at for epoxy flooring here have been in use a long time. The town was platted in 1902, had a post office by 1903, and was settled in large part by German families from Russia. Its population grew steadily to a peak of 515 in 1960, then eased back to 217 in the 2020 census. That growth curve tells you a lot about the housing. Many homes and garages in town date from the first half of the 1900s and the years around 1960.

What older Flasher slabs need

A garage or basement floor that has been around for decades usually needs more prep than a newer one. We often find:

  • Old paint or sealer that has partly worn away
  • Cracks that have moved over the years
  • Pitted, rough spots near the door from salt and frost
  • Low spots where water collects

All of that gets ground, filled and leveled before any coating goes down. A coating applied over loose paint or a weak surface will peel, so the prep is where most of our time goes on an older floor.

Machine sheds around town

Flasher sits in the open country of southern Morton County, and a lot of the work we see here is on farm and ranch buildings outside town. Machine shed floors take tractors, feed trucks and service work. A shop-grade epoxy keeps fuel and hydraulic oil from soaking in and makes the floor easy to clean after a muddy day. In stalls and doorways a flake broadcast adds grip.

Basements that work for one person

In 2010, 46.9% of Flasher households were one person living alone. For many of those homes the basement holds the laundry, the freezer and the storage. A coated basement floor is brighter, easier to sweep, and less dusty than bare concrete. We test for moisture first. If the slab passes, we can coat it in a plain color or a metallic finish.

Choosing a system for your Flasher project

  • House garage: epoxy base, full flake, clear topcoat
  • Machine shed or shop: thicker shop epoxy with a chemical-resistant topcoat
  • Basement: basement epoxy or metallic after a moisture test
  • Quick turnaround: polyaspartic topcoat when you need the space back soon

Weather in southern Morton County

Flasher has a humid continental climate, with warm, often humid summers and cold, sometimes severely cold winters. That puts most unheated jobs in the warmer months. We check slab temperature and moisture on the day of install.

Why we grind instead of acid etching

Some kits tell you to scrub on acid and roll on a coat. On an old slab with worn paint, sealer and oil, that rarely opens the surface enough. Diamond grinding removes the top layer down to clean concrete across the whole floor, edges included. That gives the base coat something solid to grip. It costs more time up front and saves you from peeling later.

Flasher History and Housing

  • Platted in 1902. Flasher was platted in 1902, has had a post office since 1903, and was named for Mabel Flasher, a relative of a town promoter. It was settled by German families from Russia.
  • Peak in 1960. Census counts rose from 287 in 1920 to a peak of 515 in 1960, then declined to 217 in the 2020 census.
  • Small households. In 2010 Flasher had 135 housing units and 113 households, and 46.9% of households were one person living alone.

Flasher Questions

Can you coat an old Flasher garage that has been painted?

Yes, in most cases. We grind the old paint off and coat the sound concrete underneath. Loose or crumbling areas are patched first. We list every repair in the written quote.

Do you coat machine shed floors outside town?

Yes. We coat shop and machine shed floors on farms and ranches around Flasher. Give us the building size and what it holds when you call [PHONE].

Is a basement coating worth it in an older house?

If the slab tests dry enough, a coating makes the basement brighter and much easier to keep clean. If it does not pass the moisture test, we tell you before you spend anything.
